Hilliard, west of Columbus, has grown substantially with newer residential subdivisions surrounding its smaller original downtown. Old Hilliard's small original downtown along Main Street dates back to the city's 1853 founding, and the handful of older homes there deal with the same kind of settled foundation and sill-plate gaps we see in older housing throughout the metro, just on a much smaller scale than a neighborhood like German Village. The overwhelming majority of Hilliard's housing, though, was built during the subdivision boom of the past four decades, which is why our Hilliard calls skew so heavily toward the utility- and vent-focused exclusion work typical of newer construction.
The farmland still bordering Hilliard's western and southern edges brings a specific kind of vole pressure that denser inner-suburb properties don't see as much — drainage ditches and fence lines between active fields and residential lots give voles cover to move between crop fields and nearby lawns and landscaping, especially in fall as harvested fields offer less food and cover than they did earlier in the season.
Central Ohio's freeze-thaw winter pattern affects Hilliard's newer construction less dramatically than it does century-old foundations elsewhere in the metro, but improperly sealed vents and garage door seals are still vulnerable to the same seasonal expansion and contraction, which is part of why even a relatively new Hilliard home can develop a rodent-sized gap within a decade or two of construction.
